Buying a new-build apartment often brings a sense of reassurance. Unlike an older property, everything seems ready: the finishes are installed, the bathrooms are complete, the doors are in place and the equipment is new.

It therefore seems natural to want to keep everything exactly as it is.

This is precisely why many owners hesitate to modify a new apartment. The same question often comes up: why demolish something that has only just been built?

In reality, layouts proposed by property developers are designed to suit the greatest number of buyers. They respond to commercial, regulatory and construction requirements, but not necessarily to the lifestyle of one particular family.

The limitations often become apparent in storage, workspace, everyday ergonomics or the overall organisation of the rooms.

This is why we rarely begin a project by asking what should be preserved. We first try to understand how the apartment needs to function for its future occupants.

In one of our projects (101 GL), the clients had just purchased a newly delivered apartment. The property was completely finished, but the family lacked storage and wanted to integrate a proper home office.

After analysing the plan, we proposed a significant transformation. The central bedroom was divided into two separate spaces. One part became an office, while the other was incorporated into the principal suite. We also reclaimed part of an underused corridor to create a spacious dressing room.

To achieve this result, several partitions were demolished and rebuilt. Sections of parquet flooring had to be repaired and new divisions were created, particularly through custom-made furniture.

At first glance, this work may seem excessive in a brand-new apartment.

Yet the result profoundly changed the family’s everyday life. The project created a large dressing room, a more comfortable en-suite bathroom and a genuine workspace without increasing the apartment’s floor area.

A new-build apartment is not always an apartment perfectly suited to the people who will live in it.

Sometimes only a few partitions separate a standard developer layout from an interior genuinely designed around your needs. This is why there is no reason to be afraid of rethinking the layout of a new apartment when there is significant potential for improvement.

The cost of certain modifications is often more than compensated for by the comfort gained over the years to come.
